What is the difference between a COD, survey plan and C of O?

Three different records, three different roles. Know which question each answers.

The short answer

A survey plan identifies a parcel. A COD relates to the survey deposit or processing stage. A C of O evidences a right of occupancy. They are not interchangeable.

What is a Certificate of Deposit?

In the published Rivers State application sequence, a COD follows survey charting. Treat it as evidence of a procedural stage, rather than a payment receipt that by itself guarantees a C of O. Confirm what the specific COD records with the issuing office.

  • A COD does not settle competing ownership claims.

What is a survey plan used for?

It helps identify the location, area and boundaries of the land. Its relationship to the actual parcel should be checked by a registered surveyor. Registration or a plan number does not turn it into standalone ownership proof.

  • Use it alongside the records supporting the seller’s interest.

What is a Certificate of Occupancy?

It evidences a right of occupancy under the Land Use Act. The actual grant states the relevant term and conditions. Investigate the holder, parcel and supporting history instead of treating a certificate as a universal guarantee.

  • Check the record and the terms of the particular grant.

Which document should a buyer rely on?

Use the full record and professional checks. The relevant combination depends on how the seller acquired the interest and what is being transferred. Ask a lawyer to explain missing links rather than ranking documents in isolation.

  • If a seller offers only a COD or survey plan, investigate the underlying interest before paying.
